THE SHORT ANSWER
Data centers in Michigan center on three places. Metro Detroit’s colocation market sits largely in Southfield, where 123NET’s DC1 at 24700 Northwestern Highway, with 80,000 square feet of colocation and 20 MW of utility power, hosts the Detroit Internet Exchange. In West Michigan, Switch runs its Pyramid Campus outside Grand Rapids, designed for up to 1.8 million square feet. And in Saline Township, southwest of Detroit, OpenAI, Oracle and Related Digital are building a Stargate campus of three buildings with 1.4 gigawatts of power from DTE Energy, the largest economic development project in the state’s history. Michigan exempts data centers that invest at least $250 million from its 6% sales and use tax on equipment.

Searches for Detroit colocation and data centers in Michigan come from Michigan enterprises in automotive, manufacturing, healthcare and finance leaving in-house server rooms, companies placing a recovery site, and teams following the state’s AI build-out. This page covers Southfield and Detroit, Grand Rapids, the large projects, Michigan’s tax rules and how to get space at the right rate. For larger deployments, Michigan is usually compared with Chicago and Ohio. If another market fits your requirement better, we will say so.

Detroit and Southfield Data Centers: 123NET and the Detroit Internet Exchange

123NET DC1, at 24700 Northwestern Highway in Southfield, is the center of Michigan’s colocation market: a seven-story, 136,000-square-foot building completed in 2015 with 80,000 square feet of colocation and 20 MW of utility power from DTE. It hosts the Detroit Internet Exchange (DET-IX), where networks exchange traffic directly, and 123NET describes its four carrier-neutral buildings as the largest carrier hotel in Michigan. Within a short drive along Northwestern Highway and Lahser Road are 123NET DC2 and DC3, 365 Data Centers DT1, US Signal and ManagedWay, which gives Southfield more choice than its size suggests.

Michigan’s Large Data Center Projects

Saline Township: Stargate Michigan

OpenAI, Oracle and Related Digital are building a Stargate campus on farmland in Saline Township, just south of Ann Arbor and about an hour southwest of Detroit. Nicknamed “the Barn” for a historic barn kept at the entrance, it will have three 550,000-square-foot buildings drawing 1.4 gigawatts from DTE Energy, and the governor called it the largest economic development project in the state’s history. The township board initially voted against rezoning the site; Related Digital sued successfully, clearing the way for the project.

Grand Rapids: the Switch Pyramid Campus

Switch’s campus at 6100 East Paris Avenue, southeast of Grand Rapids, is built around an iconic seven-story pyramid-shaped building from 1989 and designed for up to 1.8 million square feet. Switch describes it as a Tier 5 Platinum campus run on 100% renewable energy, with up to 237 MW at completion, about 2.8 milliseconds to Chicago, and a location in one of Michigan’s Renaissance Zones, which Switch markets as a 0% tax zone.

WHAT IT MEANS FOR COLOCATION BUYERS
Saline Township is a single-tenant campus for OpenAI’s workloads, and DTE is negotiating for several more gigawatts of data center demand. None of that is space a cabinet buyer can lease. For most Michigan requirements, the market is Southfield’s existing buildings, Switch in Grand Rapids and, for larger deployments, Chicago.

Michigan Data Center Tax Rules

Current rule
Sales and use tax exemptionData centers that invest at least $250 million to build or expand are exempt from Michigan’s 6% sales and use tax on equipment, under legislation passed in late 2024
Local taxesLocal property taxes still apply and can run to millions of dollars a year for a large facility

What matters for a colocation tenant: the $250 million threshold is aimed at large projects. Whether any exemption reaches equipment you place in a colocation building depends on how the operator qualifies, so ask the operator in writing.

Detroit and Southfield Colocation Pricing

In Southfield, the main pricing choice is between a cabinet in an interconnection building such as DC1, with direct access to the Detroit Internet Exchange, and space in a nearby facility that reaches the same networks by cross-connect. Power per cabinet, term and cross-connects decide the rest, and Switch in Grand Rapids prices as a separate market. Providers do not publish list prices. Compare what you are offered against current market ranges in our colocation pricing guide, and see data center cost for what it costs to build instead.
