Philadelphia colocation means renting space, power and connectivity for your own servers in one of the region's data centers, from the carrier hotel at 401 North Broad Street and the converted office tower at 1500 Spring Garden to suburban campuses in Valley Forge, King of Prussia and the Lehigh Valley. Philadelphia is an enterprise and interconnection market rather than a hyperscale one, with about 13 facilities and roughly 43 MW inside Philadelphia County. Its advantage is position: New York is about 1.3 ms away and Northern Virginia about 2.2 ms, at rates below both. And Pennsylvania as a whole has become one of the busiest data center states in the country, led by Amazon's pledge to invest $20 billion here.

401 North Broad Street: Philadelphia's Carrier Hotel

401 North Broad Street is where Philadelphia's networks meet. The building is owned by Netrality, which also owns 1301 Fannin in Houston, and houses a long list of carriers and colocation operators: Equinix PH1 in Suite 990, DataBank PHL1, Crown Castle, Lumen, Verizon, Digital Edge and 11:11 Systems among them. Equinix PH1 provides direct access to PhillyIX, the local internet exchange. For a deployment that needs carrier choice, short cross-connects or a presence in the region's main network hub, this is the address.

1500 Spring Garden Street

A few blocks away, 1500 Spring Garden Street is a 1947 former SmithKline headquarters converted to data center use by SunGard. Today it houses 365 Data Centers and H5 Data Centers, offering retail colocation close to the carrier hotel and linked to it by metro fiber.

Valley Forge, King of Prussia and the Lehigh Valley: TierPoint and the Suburbs

The larger enterprise campuses are in the suburbs. TierPoint Valley Forge, at 1000 Adams Avenue, is about 52,000 square feet and joined TierPoint in its 2014 acquisition of XAND, along with TierPoint's Navy Yard site in the city. TierPoint is expanding its Pennsylvania campus in the Lehigh Valley toward 100 MW. DāStor's King of Prussia facility connects to 401 North Broad over a redundant fiber ring. The suburbs trade some carrier density for room to grow and generally lower rates.

Pennsylvania Data Centers: The AI Buildout

Searches for Pennsylvania data centers have climbed with the state's boom. Most of the new capacity is hyperscale and is not available to lease by the cabinet, but it is changing the market.

Amazon, $20 billion

Amazon has pledged at least $20 billion for data center campuses in Pennsylvania, starting in Salem Township in the northeast and Falls Township, just north of Philadelphia.

Homer City, 4.5 GW

A gas-powered campus on the site of a former coal plant in western Pennsylvania, under construction, with Amazon confirming commercial discussions in August 2026.

Campuses across the state

QTS is targeting a 1,700-acre campus in Salem Township, TierPoint is expanding toward 100 MW in the Lehigh Valley, and further campuses are planned near Pittsburgh and Carlisle.

A tax exemption under debate

Pennsylvania exempts data center equipment from its 6 percent sales and use tax, and legislators have debated repealing or limiting it as costs grow.

AI and GPU Capacity in Philadelphia

Philadelphia's existing buildings were designed for enterprise densities. GPU cabinets of 15 to 30 kW fit at a few facilities, especially the suburban campuses. Rack-scale systems at 120 kW and up, such as the GB200 and GB300 NVL72, need purpose-built liquid-cooled space, which in Pennsylvania means the new campuses rather than Center City, or Northern Virginia, 2 ms away. See AI and GPU colocation.

Frequently Asked Questions

How much does colocation cost in Philadelphia?

A full cabinet at 3 to 5 kW typically runs about $900 to $1,600 a month, and larger deployments about $140 to $210 per kW per month. Center City prices at the top of the range; the suburbs are lower. These are market ranges; actual quotes depend on building, power and term.

Where are the main data centers in Philadelphia?

In Center City at 401 North Broad Street and 1500 Spring Garden Street, in University City and at the Navy Yard, and in the northwest suburbs, from Valley Forge and King of Prussia to the Lehigh Valley.

What is 401 North Broad Street?

Philadelphia's carrier hotel, the building where the region's networks interconnect. Equinix PH1, DataBank PHL1, Crown Castle, Lumen, Verizon and other providers operate inside, and Equinix PH1 connects to the PhillyIX internet exchange.

Who owns 401 North Broad Street?

Netrality, which owns network-dense buildings in several cities, including 1301 Fannin in Houston.

What is at 1500 Spring Garden Street?

A 1947 former SmithKline headquarters converted to data center use by SunGard, now home to 365 Data Centers and H5 Data Centers.

Where is TierPoint Valley Forge?

At 1000 Adams Avenue in the Valley Forge area, northwest of Philadelphia. It is about 52,000 square feet and joined TierPoint in its 2014 acquisition of XAND.

Why are so many data centers being built in Pennsylvania?

Power and land. New energy investment, including campuses next to power plants, and a sales tax exemption on data center equipment have drawn hyperscale projects, led by Amazon's $20 billion pledge and the 4.5 GW Homer City campus.

Can Philadelphia data centers support AI and GPU racks?

GPU cabinets of 15 to 30 kW fit at a few facilities, mainly in the suburbs. Rack-scale systems at 120 kW and up need purpose-built liquid-cooled space, found at Pennsylvania's new campuses or in Northern Virginia.

Is Philadelphia a good disaster recovery site for New York?

Often, yes. It is about 1.3 ms from New York, close enough for replication, on a different power grid zone and away from New York's flood areas, and rates are generally lower. See disaster recovery colocation.

Philadelphia or Northern Virginia for colocation?

Northern Virginia for scale, the most providers and large or AI deployments; Philadelphia for a local presence, lower cost than New York, and a regional or recovery site. They are about 2 ms apart, so many companies use both.

What other data center markets are in Pennsylvania?

Pittsburgh in the west, the Lehigh Valley around Bethlehem and Allentown, and the Harrisburg and Carlisle area, plus the large new campuses in Salem Township and Homer City.

Are there data centers in Delaware near Philadelphia?

Yes. Wilmington is about 40 km from Philadelphia, under half a millisecond away, and has a small number of facilities serving Delaware's financial services companies.

Does Pennsylvania offer tax incentives for data centers?

Pennsylvania exempts qualifying data center equipment from its 6 percent sales and use tax. The exemption has been under debate in the legislature as its cost has grown.

How fast can I get colocation in Philadelphia?

Cabinets in existing space can often be ready in a few weeks once the contract is signed. Larger requirements depend on which buildings have power available, which we confirm first.

Do you charge for finding Philadelphia colocation?

No. The operator you choose pays us from its channel budget, and your rate is not marked up. You'll hear back within 24 hours.
