1102 Grand: Kansas City’s Carrier Hotel
1102 Grand is a 1931 building of about 156,000 square feet at the southwest corner of 11th and Grand in downtown Kansas City, Missouri, owned and operated by Netrality; Netrality Kansas City also runs KC2 in Shawnee. It is the most network-rich building in the central Midwest, sitting where the country’s major telecom rights of way cross, and its carrier-neutral meet-me room holds more than 140 service providers, with two local internet exchanges. Netrality offers colocation, wholesale and powered shell space in the building, and Lumen and Contegix run data centers inside it. DataBank’s metro fiber ring connects its three suburban data centers to 1102 Grand, so a Lenexa or Overland Park deployment can reach the building’s networks without being in it. See data center connectivity and DataBank data centers.

Kansas City’s Suburban Data Centers: Lenexa and Overland Park
Most Kansas City colocation is in Johnson County, Kansas, where space and power cost less and the region’s office parks sit. DataBank Kansas City runs three data centers there: South Lake and MCI3 in Lenexa, and Pine Ridge in Overland Park, which houses DataBank’s main network operations center. TierPoint Kansas City runs a Lenexa data center built for up to 20 kW per cabinet and a second site near Kansas City International Airport, more than 85,000 square feet between them. For an enterprise replacing an in-house server room, a suburban hall linked back to 1102 Grand usually gives the best balance of cost and connectivity. Google and Meta in the Kansas City Northland
Google Kansas City data center campuses
Google broke ground on its first Kansas City campus, a $1 billion project east of Interstate 435 near Worlds of Fun, in March 2024; construction continues. It then confirmed it is behind Project Mica, a second campus of five hyperscale buildings on about 500 acres near the I-435 and U.S. 169 interchange. Port KC authorized up to $10 billion in taxable revenue bonds for Project Mica, alongside a 25-year, 75% property tax abatement and sales tax exemptions on construction materials and equipment. Under its agreement with Evergy, Google will cover the full energy costs of powering both campuses.
Meta Kansas City data center
Meta’s Golden Plains Technology Park in the Northland, announced in 2022 as an $800 million campus, is operating, and Kansas City approved incentives valued at up to $8.2 billion over 37 years for the full 880-acre buildout. Beyond the Northland, new projects include Nebius in Independence and Beale Infrastructure near De Soto, Kansas.

Kansas and Missouri Data Center Tax Rules
Kansas City sits on both sides of the state line, and the two states treat data centers differently.
| Kansas | Missouri | |
|---|---|---|
| Main incentive | Senate Bill 98: a 100% state and local sales and use tax exemption on qualifying construction, equipment and installation labor, for up to 20 years | The Data Center Sales Tax Exemption Program exempts qualifying new facilities and expansions from certain state and local sales and use taxes |
| Who qualifies | Data centers investing at least $250 million, registered in Kansas, with a review every five years | Qualifying new and expanding data centers certified by the state |
| Conditions | Water conservation commitments and buying electricity for 10 years from the certified local utility | Set by the state program and any local agreements |
| Local deals | Negotiated by county and city | Large projects add local packages, such as Project Mica’s 25-year property tax abatement |

What matters for a colocation tenant: these incentives mainly go to the building owner, which can lower its costs and its pricing. Where a building qualifies, ask whether any exemption extends to equipment you buy for your own deployment. See data center cost.

Kansas City Colocation Pricing
Kansas City pricing turns mostly on one choice: downtown or the suburbs. A cabinet inside 1102 Grand carries a premium for direct access to its 140-plus networks, while a Lenexa or Overland Park hall usually costs less for the same power and can reach the same networks over DataBank’s fiber ring or a cross-connect back to the carrier hotel. After that, the power per cabinet, the term and the number of cross-connects decide the bill. Providers do not publish list prices. Compare what you are offered with the ranges on our colocation pricing guide, and for a megawatt or more see wholesale colocation and the terms that matter in a data center lease.
