THE SHORT ANSWER
Data centers in Pennsylvania serve two colocation markets: Philadelphia in the east and Pittsburgh in the west. In Pittsburgh, DataBank runs two data centers totaling 6.9 MW: PIT1 downtown at 100 South Commons, with 29 carriers on site and the Pittsburgh Internet Exchange, and PIT2 on a 17-acre campus at Summit Park near Pittsburgh International Airport. Across the state, Pennsylvania has drawn some of the country’s largest AI and power projects: the Homer City campus, a former coal plant becoming a 4.5-gigawatt gas-powered data center site; Amazon’s $20 billion commitment, starting in Salem Township next to the Susquehanna nuclear plant and in Falls Township; and CoreWeave’s $6 billion Lancaster County project. Pennsylvania’s data center sales tax exemption survived repeal efforts in 2026, and an August 2026 executive order added conditions to it.

Searches for Pittsburgh colocation and colocation in Pennsylvania mostly come from Pennsylvania enterprises in healthcare, education, manufacturing and finance leaving in-house server rooms, research and university computing, and companies placing a recovery site between New York, Ohio and Northern Virginia. This page covers Pittsburgh and DataBank, the statewide projects, Pennsylvania’s tax rules and how to get space at the right rate. For the Philadelphia market, see our Philadelphia colocation guide. If another market fits your requirement better, we will say so.

Pittsburgh Data Centers: DataBank PIT1 and PIT2

DataBank Pittsburgh gives buyers two choices. PIT1 sits downtown inside NOVA Place at 100 South Commons, with 30,760 square feet, 1.9 MW of critical IT load and 29 carriers on site; it hosts the Pittsburgh Internet Exchange and is a common choice for the region’s university and research computing. PIT2 sits on a 17-acre campus at Summit Park near Pittsburgh International Airport, with room for more data centers, and is tethered to PIT1. Together they total 77,860 square feet and 6.9 MW, and DataBank positions Pittsburgh as a geodiverse site between Ohio, Northern Virginia and New York. Pennsylvania’s Large Data Center Projects

Homer City data center

The former Homer City Generating Station in Indiana County, about 50 miles east of Pittsburgh and once Pennsylvania’s largest coal-fired plant, shut down in 2023 after 54 years. Homer City Redevelopment is turning the 3,200-acre site into a natural gas-powered data center campus of up to 4.5 gigawatts, with seven gas turbines and an initial investment of $10 billion. Existing transmission lines, substations and water access carried over from the plant, and vertical steel went up in spring 2026. Amazon has applied for a local permit to build 36 data centers there.

Amazon’s Pennsylvania data centers

In 2025, Amazon committed $20 billion to data centers in Pennsylvania, starting with two AI campuses: one in Salem Township in the northeast, next to Talen Energy’s Susquehanna nuclear plant, and one in Falls Township, just north of Philadelphia. Amazon is also involved in a 1,300-acre site in Hazle Township, which local officials denied and the developer has appealed.

Lancaster County data center (CoreWeave)

CoreWeave announced more than $6 billion for a data center in Lancaster County, starting at 100 MW and scalable to 300 MW, developed with Chirisa Technology Parks and Machine Investment Group.

WHAT IT MEANS FOR COLOCATION BUYERS
Homer City and Salem Township are power-first projects, built around their own generation or a direct plant connection, and all three are sized for tenants measured in hundreds of megawatts. None of that is space a cabinet or cage buyer can lease, and the projects compete with everyone else for transmission, grid capacity and construction labor. If you need space in the next year, Pittsburgh and Philadelphia are the market. Developers and investors weighing a Pennsylvania site can see powered land and data center consulting.

Pennsylvania Data Center Tax Rules

Current rule
Sales tax exemptionA program created in 2016 exempts qualifying data centers from Pennsylvania’s 6% sales and use tax on data center equipment
Cost and repeal effortsThe exemption is projected to cost close to $2 billion by 2031; both chambers passed repeal bills in June 2026, but the repeal did not become law
August 2026 executive orderGovernor Shapiro’s order bars state officials from signing nondisclosure agreements with data center operators, requires local community support, and makes operators claiming the exemption sign a consent order to meet environmental and energy standards

Sources: Capital & Main, Truthout / Capital & Main, Capital & Main via Daily Kos.

What matters for a colocation tenant: whether the 6% exemption reaches equipment you buy depends on how the operator and its tenants are certified under the state program. With repeal still being debated in Harrisburg and new conditions from the executive order, ask the operator in writing what is certified, whether it covers your equipment, and what would change if the exemption were repealed. See data center cost.

Pittsburgh Colocation Pricing

In Pittsburgh, the main pricing choice is between downtown and Summit Park. A cabinet at PIT1 gives direct access to the Pittsburgh Internet Exchange and its 29 carriers, while PIT2 offers more room on a larger campus and reaches the same networks through its tether to PIT1. Power per cabinet, term and cross-connects decide the rest. Providers do not publish list prices. Compare what you are offered with the ranges on our colocation pricing guide, and for a megawatt or more see wholesale colocation and the terms that matter in a data center lease.
