THE SHORT ANSWER
Data centers in Minnesota number about 70, most of them in the Twin Cities metro. The network center is the 511 Building at 511 11th Avenue South in downtown Minneapolis, the state’s carrier hotel, where Cologix runs the meet-me room with more than 75 networks and DataBank also has a data center. Suburban colocation sits in Edina, Eagan, Plymouth and Chaska. Minnesota is also drawing hyperscale campuses: Meta in Rosemount, a Google campus proposed in Hermantown near Duluth, and Tract’s planned parks in Farmington and Rosemount. A 2025 state law ended the sales tax exemption on data center electricity but extended the exemption on servers and equipment to as late as 2077.

Searches for Minneapolis colocation and colocation in Minnesota usually come from one of three buyers: a Twin Cities enterprise moving servers out of an aging in-house data center, a network or cloud company that needs to be in the 511 Building, or a company following the news on Hermantown and Farmington and wondering what it means for capacity and power. This page covers where the colocation options are, the 511 Building, the hyperscale projects, Minnesota’s data center tax law and how to get space at the right rate. If another market fits your requirement better, we will say so.

The 511 Building: Minnesota’s Carrier Hotel

The 511 Building, also called the Minnesota Technology Center, is a 270,000-square-foot building at 511 11th Avenue South in downtown Minneapolis and the most connected building in Minnesota. It is the network hub for the Upper Midwest and a gateway on the northern fiber route to Seattle. Cologix Minneapolis runs five data halls inside it, MIN1 to MIN5, with more than 60,000 square feet after buying vXchnge’s space in the building in 2020. MIN1 is the building’s meet-me room, with more than 75 networks and the Midwest Internet Cooperative Exchange. MIN3, a 28,000-square-foot hall opened in 2015, qualifies for Minnesota’s data center sales tax program. DataBank’s MSP4 is in the building as well. See Cologix data centers, DataBank data centers and data center connectivity.

Data Centers in the Twin Cities Suburbs

Most enterprise colocation in Minnesota sits outside downtown, where space and power cost less and parking and access are easier. DataBank runs data centers in Edina, Eagan and Plymouth, and Flexential’s Minneapolis data center is in Chaska. Other operators in the suburbs include Connect Data Centers in Eagan and Apple Valley and IronGate in Woodbury. For colocation, Minneapolis buyers replacing an in-house server room usually find that a suburban hall with a cross-connect or a fiber link back to the 511 Building gives the best balance of cost and connectivity. See data center migration, disaster recovery colocation and hybrid cloud colocation.

Minnesota’s Hyperscale Projects: Hermantown, Rosemount and Farmington

Hermantown data center (Google)

Google confirmed in March 2026 that it is behind the Hermantown data center campus near Duluth. The city’s updated environmental review covers 278 acres across 26 parcels, and Minnesota Power reached an agreement with Google to add 700 MW of new clean energy, 300 MW of wind and 400 MW of battery storage, along with a $5 million Google contribution to the utility’s affordability and efficiency programs. The updated review went to the state on August 4, 2026, with the city council expected to consider the final version this fall. Nearby trout streams are the main environmental question.

Rosemount data center (Meta and Tract)

Meta’s Rosemount data center is slated to open in 2026. Tract, the data center park developer founded by former Cologix CEO Grant van Rooyen, is also seeking a second Twin Cities park on 447 acres in Rosemount, now in environmental review.

Farmington data center (Tract)

Tract’s planned Farmington data center campus would redevelop a former golf course into a 343-acre park of up to a dozen buildings and 2.53 million square feet, at about 708 MW. Residents have sued to block it, with backing from the Minnesota Center for Environmental Advocacy. Tract says the campus would bring 275 to 300 permanent jobs and $16 million to $18 million a year in property taxes, with water use capped at 50 million gallons a year. Hyperscale proposals are also in front of Bemidji, Monticello, Lakeville, North Mankato, Faribault and Pine Island.

WHAT IT MEANS FOR COLOCATION BUYERS
Hyperscale campuses like these are built for a single company and do not add colocation space you can lease. What they do is compete for the same power, transmission and construction crews. For a buyer, the practical effect is that capacity in existing Twin Cities buildings is the near-term option, and power commitments for new space take longer to secure. Developers and investors weighing a Minnesota site can see powered land and data center consulting.

Minnesota Data Center Law: Taxes, Fees and Water

Governor Walz signed Minnesota’s data center law on June 14, 2025, as part of the state budget. It changed the economics for operators and, in some buildings, for tenants.

What changedUnder the 2025 law
ElectricityThe sales tax exemption on electricity bought by data centers was ended
Servers, software and cooling equipmentThe sales tax exemption was extended from 2042 to as late as 2077
New large-scale categoryData centers of at least 25,000 square feet with at least $250 million invested qualify; they must pay prevailing wages and an annual fee of $2 million to $5 million
WaterThe Department of Natural Resources can request information from large water users; the law added no new enforceable water standards
2026 sessionFurther rules, including limits on nondisclosure agreements and separate water permits, stalled after pushback from unions and industry

What matters for a tenant: in a certified qualified data center, servers and software bought for your deployment can qualify for a sales tax refund. Cologix MIN3 is one of the buildings that qualifies, and Minnesota had certified 41 qualified data centers as of early 2024. Ask which buildings on your shortlist are certified before you price the hardware. See data center cost.

Minneapolis Colocation Pricing

Providers in Minnesota do not publish list prices. Pricing depends on the building, the power per cabinet, the number of cabinets, the term and the cross-connects you need. Space inside the 511 Building usually costs more than a suburban hall for the same power, because you are paying for direct access to the networks in the building. Compare what you are offered with the ranges on our colocation pricing guide, and for a megawatt or more see wholesale colocation and the terms that matter in a data center lease.

Minnesota and Nearby Markets

Minneapolis is the Upper Midwest’s main market, but it is smaller than Chicago, which has more buildings, more networks and more competition on price. For large deployments, or when a Minneapolis building cannot meet your date, Chicago is the usual comparison. See the provider comparison for how the operators differ.
