Secaucus Data Centers: The Trading Campus
Secaucus is the center of the region’s electronic trading infrastructure. Equinix runs five data centers on its campus there, NY2 to NY6, around NY4 at 755 Secaucus Road, the busiest hub of the US trading ecosystem, with Cboe’s US equities matching engines next door in NY5. CoreSite Secaucus runs two buildings, NY2 and NY3, on a campus at 2 Emerson Lane, with private connections to AWS, Azure and Google Cloud through its Open Cloud Exchange; NY3 opened in September 2025 with liquid cooling for AI workloads. Equinix NY7 sits just north in North Bergen. For specifications, cross-connect costs and when NY4 is worth it, see our Equinix NY4 guide, Equinix data centers and CoreSite data centers.
165 Halsey Street: Newark’s Carrier Hotel
165 Halsey Street in downtown Newark is New Jersey’s main carrier hotel and one of the New York metro’s most connected buildings. Equinix NY1 runs inside it, and DataBank EWR1 occupies Suite 500, with about 90 on-site carriers, 34,360 square feet of raised floor and 2N power. For a company that needs carrier access without a Manhattan address, 165 Halsey is usually the first building to check. See DataBank data centers and data center connectivity.
Enterprise Campuses: Parsippany, Cedar Knolls and Piscataway
Most New Jersey enterprise colocation sits in the suburbs of north and central Jersey, at a lower cost than Manhattan or Secaucus. Cologix New Jersey runs four data centers, NNJ1 to NNJ4, with more than 230,000 square feet, including NNJ3 at 200 Webro Road in Parsippany and NNJ2 at 9 Wing Drive in Cedar Knolls. DataBank runs EWR2 in Piscataway, and Digital Realty operates sites in Weehawken and Clifton. QTS also has campuses in Piscataway, East Windsor and Jersey City. For a company that does not need a Manhattan or Secaucus address, these campuses usually win on total cost, with private circuits back to the office. See Cologix data centers, Digital Realty data centers and disaster recovery colocation.
The Exchange Data Centers in New Jersey
The US equity exchanges run their matching engines in New Jersey, not Manhattan: NYSE in Mahwah, Nasdaq in Carteret, IEX in Weehawken and Cboe in Equinix NY5 in Secaucus, all linked by low-latency fiber and wireless. Trading firms place their own infrastructure around them, mostly on the Secaucus campus. See financial services colocation.

What it means for buyers: new large AI campuses are slow and contested, and the incentives are winding down, so for a cabinet-to-megawatt requirement the existing Secaucus, Newark and north and central Jersey buildings are the market. Large asking rates have moved fastest: CBRE recorded a 19% rise in New York Tri-State asking rates for 10 MW and up in the first half of 2026. See data center cost.

New Jersey Colocation Pricing
New Jersey pricing follows the zone. Secaucus and 165 Halsey Street carry a premium for their ecosystems and carriers, while the Parsippany, Cedar Knolls and Piscataway campuses usually cost the least for the same power. Smaller retail deployments across the New York metro run roughly $350 to $1,400 per kW per month, with New Jersey campuses at the low end and Manhattan carrier hotels at the top. Power per cabinet, term and cross-connects back to New York decide the rest. Compare what you are offered with the ranges on our colocation pricing guide, and for a megawatt or more see wholesale colocation and the terms that matter in a data center lease.
